Loan Documents Required for a Home Loan Application

As mortgage brokers, ASIC hold us accountable to ensure we lend responsibly.  What does this mean?  It means we have to accurately assess whether you can repay the loan you are interested in.  We do this by thoroughly checking your financial position.

In order to do that, we require what can seem like a lot of personal information.  This can include:

Identification for Loan Documents

We will require original identification documents.  This can include:

  • Australian passport
  • Foreign passport
  • Australian birth certificate or Australian citizenship certificate
  • Australian driver’s licence or learner’s permit
  • Medicare card

These are examples of documents you may require.  However, if you need more options, you can chat to Yezan and she will be happy to share other documents you can use.

Income and Expenses for Loan Documents

In order to assess your financial position and your capacity to service a loan, we need to know your total income and expenses.  To get a clear picture, we’ll need to see:

  • Payslips
  • Tax returns
  • Australian Tax Office Notice of Assessment
  • Letter from Centrelink outlining payments
  • List of assets
  • Current credit card limits and balances
  • Personal/car loan statements

We will also need to know your monthly living expenses including:

  • Current rent/mortgage repayments
  • Household expenses such as electricity and water
  • Insurance costs
  • Motor vehicle costs
  • Education and childcare expenses
  • Subscriptions

And any other monthly expenses.

By having these information readily available, we can make the loan application quicker and easier.
