“I never thought I would buy an investment property – but I did!”
One of our clients recently purchased his first investment property. He attended one of our Seminars earlier this year, and the seed was planted! Read more about his happy journey….
How did you learn about Louise’s services?
A friend of mine referred me to Louise and I attended one of her Seminars in Melbourne earlier this year which was very informative and got me thinking. However, I was still very hesitant.
Had you been considering buying an investment property?
No, I had never considered it before because I didn’t even think of it as a possibility for me but after the Seminar I became aware of options.
What were some of the road blocks to you moving forward with this?
I didn’t know where to start as I have never borrowed any money before, so trying to get a home loan is a bit complicated, and I didn’t know who to trust.
How long had you been looking for a property?
In the end about 6 months on my own, but once I asked for help it took 48 hours!
What help did you need and did you find them by using Louise’s services?
Louise helped by telling me how to deal with the Real Estate Agents. In the past I was too passive, but Louise encouraged me to take the initiative to call Agents.
I had a one-on-one session with Louise which changed everything!
I went to Louise’s office on Monday, 16 October at around 4:00 pm. I cannot forget this date because the meeting with Louise on that date totally changed my attitude towards what I should be doing when looking for a property.
In this one-on-one session, Louise went through the properties that we found on the web and gave me suggestions. Louise told me to call the Agents immediately, which is totally different from what I was doing before. (I always waited for the Open For Inspection, which I now understand is a bit too late.) In fact, the calls to the Agents really helped me to get some valuable information which could not be found on the web, e.g. how long the property had been on the market, etc. The conversation helped me to establish a link with the Agents, which might be helpful with future purchases. The one-on-one session also helped me to build my confidence while talking to the Agent. I have had very bad experiences with some Agents before.
This more positive, assertive attitude worked as within just 2 hours of leaving Louise’s office I received a call back from an Agent whom I called while in Louise’s office. She told me the property was only on the market for 2 hours. I used the techniques that I learnt moments ago and asking for more information. I asked if the Vendor was happy to receive any offer before the Open for Inspection. The Agent said yes, so the next morning I put in my offer. In less than 48 hours, the Contract was signed.
I believe you own your own owner occupied property. What were you looking for in an investment property?
For income tax deductions and I intend to have an income stream from rent in retirement.
What would you say to other people in your position considering buying an investment property?
Don’t be too passive. Take the lead. Get on the phone and start ringing agents. You may be surprised how most of the time they are willing to take your call and work with you. Sometimes you will get rebuked, but don’t be put off.
Would you encourage people to use a mortgage broker to help them?
Yes. I couldn’t imagine I would have been able to obtain a property without the help of a mortgage broker – I wouldn’t have known where to start. The major banks are not helpful enough.
Final comment:
It’s been my luck to learn about the service that Louise has offered. Before that, I never thought of going to a mortgage broker!
